Notha Property (Pty) Ltd invests in rental property, manages it, and builds the software it is managed with.
Property investment
We invest in property that is let to tenants: student accommodation and residential homes.
A rental property earns when its rooms are full, its rent comes in and its upkeep is under control. Those are the three things we watch on every property we hold, and the reason we manage our investments ourselves rather than at arm's length.
What we look at
- Occupancy: how many beds or units are let, and for how long they stand empty.
- Income: the rent a property should earn against what it actually collects.
- Upkeep: what maintenance costs, and how quickly problems are fixed.
Property management
Day-to-day management of rental property, for our own portfolio and for property managers who put their properties on our system.
Finding and placing tenants
Rooms and units advertised with photos and rent, enquiries followed up, and each tenant placed with their paperwork in order.
Rent
A rent schedule for every tenant, payments recorded as they arrive, and arrears visible straight away.
Repairs and maintenance
Problems reported by tenants, given to a contractor, done and confirmed. Contractors quote for bigger jobs and the owner chooses.
Security and access
Cards and visitor passes checked at the gate, guards who attend to security matters in the house, and an SOS button where a property is linked to an armed response service.
Communication
Messages between tenants, caretakers and the office in one place, with a record of what was said.
Reporting to the owner
Occupancy, income, maintenance cost and repair times for each property, whenever the owner wants to look.
Which of these apply to a property depends on the kind of rental. Student accommodation runs on Rentlink Students; residential rentals run on Rentlink Residential.
Our management system
It is called Rentlink, and we build and run it ourselves. Everyone involved in a property signs in to the same system and sees their own part of it. It comes as two apps.

Student accommodation: rooms and enrollment, rent, repairs, chat, student cards, visitor passes and security, for students, property managers, property owners, caretakers, contractors and security guards.
