Rentlink Residential

Everyone at a rental property in one app: tenants, property managers, property owners, caretakers, contractors and security. On the phone and on Windows.

One system, a screen for each person

Everyone signs in to the same Rentlink Residential and sees what they need for their part of the property.

  • Tenants: your unit, enrollment, rent and deposit, tickets for repairs, chat with your neighbours, a tenant card, visitor passes, and an SOS button or security support, depending on the security at your property.
  • Property managers: your properties, units and tenants, rent as it comes in, deposits, tickets, quotes from contractors and a performance report for each property.
  • Property owners: linked to your property manager, you see how every one of their properties is doing: occupancy, income, maintenance and who lives where. You look; you change nothing.
  • Caretakers and contractors: caretakers run the day-to-day; contractors see their jobs, quote for work and mark it done.
  • Security: guards check tenant cards and visitor passes at the gate, attend to requests for security support, and respond to emergency alerts guided by the command centre.

Everything a rental property needs to keep running

Units and enrollment

Unit adverts with photos, requests from new tenants, enrollment (the fee and a signed lease) and giving each tenant their unit.

Rent and deposit

Rent due on the 1st of every month until the tenant moves out, a deposit of one month's rent paid at once or over three months, and a clear view of who is behind.

Repairs and services

A tenant reports a problem; it is assigned, done and confirmed. Property managers ask company contractors to quote, and request cleaning, security or garden services.

Chat and polls

Direct messages to the caretaker and the office, chat rooms for a building or a complex, and polls to agree on things together.

Tenant card and Easy Pass

A tenant card on the phone with a code the guard scans, and visitor passes a tenant creates and sends to their guest.

Performance for managers and owners

Occupancy, income, maintenance costs and how quickly problems are fixed, for each property and unit. The property owner sees the same figures as their property manager.

Security that matches the property

What the button in a tenant's app does depends on the security our office has linked to the property they live in, so nobody relies on help that isn't there.

Armed response: SOS

At a property linked to an armed response service, a tenant presses SOS. The command centre is alerted at once, sees who it is, where they live and where they are, and sends armed response. Guards who respond are guided to the tenant on the map.

Gate security: security support

At a property with guards but no armed response service, a tenant asks the guards for help with a security matter in the house: an unwanted visitor, noise, a break-in. The guards see it on their desk and attend to it.

No security: no button

Where no security is linked to a property, the app shows no button at all, and lists the public emergency numbers instead.

Location only in an emergency: a phone shares where it is only while an SOS alert is open, and the position is deleted when the alert is closed. A request for security support shares no location.

Rentlink Residential alerts the security linked to your property. It does not call the police or an ambulance. In a life-threatening emergency also call 10111 (police), 10177 (ambulance) or 112 from any mobile phone.

From advert to moving out

Find a unit

Browse the available units, with photos and the monthly rent, and send your details. No account is needed.

View and enrol

The property manager or caretaker contacts you and arranges a viewing. The office then creates your account; you pay the once-off R300 enrollment fee and the lease is signed.

Move in

You are given your unit. The deposit is one month's rent, paid at once or over the first three months, and rent falls due on the 1st of every month.

Move out

Rent stops when you leave. Your deposit is refunded, and anything kept is recorded with the reason, for you and your property manager to see.
